We actively monitor and look for stable population, employment, & rent Trends for all of our submarkets.We look for properties with local growth drivers nearby with upside potential. Properties we look for must have untapped potential including low performing staff, limited marketing and systems. Emphasis on locations in near large employment bases.
We focus on increasing the yield over long periods of time. We believe in properly capitalizing a property, even if it means raising more capital upfront, to cure deferred maintenance, add unit upgrades, and weather uncertainty by having a rainy day fund for unexpected events. After we do our due diligence, you'll learn about each opportunity .
Our integrated teams of operational professionals take an active role in maximizing the performance of our assets and businesses.
Upon identifying the property and vetting the business plan, our team improves the asset through a set of consistent operations that include driving occupancy, increase rental income, and drive to lower expenses, and cure deferred property maintenance.
We send out monthly/quarterly distributions to investors based on their percentage of interest in each opportunity!

Our buying strategy consists of strategic purchases of underperforming B and C properties with 20 or more units. We aim for properties with poor management and maintenance so we can transform them into endless income streams. At times, we do consider class A properties as well, given that each potential property goes through a stress test
Instead of flipping units for quick profit, we focus on investments with long term financial benefits. Each investment plan includes an efficient exit strategy using an IRR metric of 15%. That way, our strategies remain responsive market conditions at any given time. Moreover, we utilize creative financing solutions to provide a consistent stream of income for our investors, including vehicles such as seller financing, mortgage assumptions, repair allowances, and lower down payments.
Besides the initial investment procedures, we focus on the latter part of the process, that is, property and investment management.
